The object of the Brseč development study is the spatial and program integration of an attractive sports content – a golf course in an extremely valuable landscape, both for its natural characteristics and its location in the local and wider region. Situated at the foot of Učka Mountain, this naturally protected area, in the formal sense an amphitheater, is covered with dense and rugged vegetation. The site, intersected with walking paths and trails, provides an extremely high-quality view of the Kvarner, Rijeka Bay and the island of Cres. A state road divides the study area into three parts.
The village Brseč rises like a medieval urban formation on a rocky cliff 160 meters above sea level and natural sandy bays sheltered by a rocky coast. There are two additional spatial accents present in the scenery: the town cemetery with a church of St. Stephen and St. Magdalene church on a cliff high above the sea.
The location is well connected to all major urban centers in the general and local region – just a 50 minute drive away from Rijeka, and 265km away from Venice. Therefore, the selection of a golf course as an additional tourist offer entails the development of the whole area in economic terms but in a controlled environment, offering quality content while not disturbing the existing natural environment.
Spatial plans for the zone area define two basic purposes: sports and recreational with an area of 85.6ha intended for the golf course, and a hospitality and tourism with an area of 4.7ha planned to accommodate the Brseč tourist village. A golf clubhouse with a hotel and accommodation units – villas, is planned to be built on the edges of the course.
The design concept of the area is based on the idea that all new contents should be an extension of the current, exceptionally valuable context: the natural amphitheater, the village on the edge of the zone and the existing trails and paths. Consequently, only the golf course is located centrally, while the accommodation units intended for golfers, these modern nomads who will be returning to Brseč over and over again, are placed on the edges of the area, the slopes and the cliff above the sea, and modeled on the design of the existing buildings: villas on the west, golf clubhouse on the southeast and a tourist apartment village with a hotel on the northeast.
The golf clubhouse is terraced, with semi-basement levels instead of higher floors; visually open on both sides in order to ensure unobstructed views of the St. Magdalene church, Kvarner and golf courses, smooth pedestrian and visual communication. Supporting service facilities, hospitality and accommodation spaces are located in the clubhouse. Apartments, catering and entertainment facilities are located in the golf course contact zone and the hotel is planned on the northern edge – on the highest plateau with views of the entire golf course.
